Under CT Public Health Code B100a, any property expansion such as an additions, increased bedrooms, pool,  deck, or outbuilding, requires a septic reserve area plan to verify that the intended change in use of the property does not negatively affect the ability to fit a code-complying septic in the future, once the proposed project is completed.

A B100a plan is a required assessment in Connecticut for property owners with septic systems, ensuring that proposed additions, pools, accessory structures, and ADU's do not interfere with the ability to repair the existing septic or replace with a code-complying septic to meet the new design criteria . It requires soil testing, septic design, plot plans, and local health department approval to demonstrate that a future septic system can still be installed and meet all current health code requirements. Soil testing is mandated for all new home construction, for repairing or replacing failed septic systems, and often as part of the B100a review process. It measures the water absorption rate and defines the vertical separation between the ground surface and restrictive layers.

How long does the testing and design process typically take?

The field portion (excavation and perc testing) is usually completed in a single morning. Following the field visit, drafting the technical plans and health deparment approvals typically takes 2 to 3 weeks, though this varies based on site complexity and local health department timelines.

Can I request a B100a plan if I have already had soil testing performed?

Absolutely. Although we do perform soil testing we can certainly produce a plan off of recent soil testing results as long as the local health department approves.
